This Farm has 598.59 acres of Farm Land enrolled in the Conservation Reserve Program (CRP). The CRP contract period 10-1-2020 to 9-30-2030, The payment rental rate is $23.43 per acre. Annual Payment $14,025.00. To be split by FSA from existing contract. There is a gravel pit in the northwest corner utilized occasionally by the County. Soil Rating for plant growth 27.2.

This Tract is all Dryland Farm Ground. The land is in a wheat/summer fallow rotation. The land is in a good state of cultivation. There will be approximately 128.8 acres seeded to wheat for the 2023 harvest. The Buyer will receive all of the planted wheat upon repayment of the seed, expense of drilling. Certified Monument wheat seed planted 9/2/22. Total cost to buy planted crop: $4,157.00 on 128.78 acres. The Buyer will be responsible for the crop insurance premium and receive any potential protections or benefits. Minerals: The Seller is reserving an undivided one-half non-participating royalty interest for a period of 20 years from and after the date of deed, in event of production in 20 years the reservation shall continue as long as there is production in commercial paying quantities if production has commenced within the 20 years. This mineral reservation shall exclude gravel.
Terms:
The Land is to be sold for Cash with No Contingencies including financing. All financial arrangement must be made prior to bidding. Should the Buyer require inspections , all inspections should be made prior to bidding. The Buyer will receive all CRP Payments from October 1, 2022. Buyers should be eligible to receive FSA payments.  The Land will be sold By the Acre Choice 1 or both Tracts.  The Sale Deposit of $20,000.00 on Tract One and $7,000.00 on Tract Two will be required upon being the successful Bidder.
