TERMS: The land is to be sold for Cash. All financial arrangements must be made prior to the Auction. The sale is subject to Seller confirmation; however, it is the Seller’s desire to sell to the highest and best bidder. The Sale Day Deposit will be made day of sale upon being the successful bidder which will require signing the Purchase Agreement. Buyers agree to co-operate with the Seller(s) in using a 10-31 Tax Deferred exchange at no expense to the Buyer. The deposit will be applied to the purchase price with the balance due at closing on or before May 23, 2013.
MINERALS: The Sellers are reserving No minerals. All minerals held by the Seller go to the Buyer!
MANNER OF SALE: Tracts will be sold individually, as listed above, and as a whole.

TITLE: The Seller’s will convey property by Warranty Deed supported by Title Insurance, with merchantable title, subject to easements and restrictions of record, at a cost of one-half to Seller and one-half to Buyer.
TAXES: Seller will pay Real Estate taxes to December 31, 2012. The Buyer(s) will pay the 2013 Tax.
CROP INSURANCE Provider: Data Link, LLC. Buyer(s) must assume1/3 of the premium, and benefit (if any).
FARM SERVICE AGENCY The Buyer will receive their prorated portion of the 2013 DCC payment (if any) and 100% of the CRP payment included with the tract. Buyers must assume and comply with existing contracts.
POSSESSION: The Buyer will have possession on closing of the land not seeded for the 2013 crop.
