TITLE: Seller will convey property by Warranty Deed supported by Title Insurance, showing good and merchantable title subject to easements and restrictions of record at a cost of one-half to Seller and one-half to Buyer.

TAXES: Seller will pay customary closing costs and Taxes to December 31, 2010. The 2010 Taxes are $1,826.30.

MINERALS: The Seller’s are reserving a One-Half Non-Participating Royalty Interest in Oils, Gases and Minerals for 15 years from date of sale, in event of production, as long as production exists in commercial paying quantities.
