Land located: 1 & 1/2 mile West of Alliance, Nebraska on Otoe Road (10th Street Oil) to the northeast corner. The buildings are 2 miles west and 1/2 mile south.

Legal Description:

Tract One: NW1/4 Section 33, Township 25N, Range 48 West of the 6th P. M., Box Butte County, Nebraska. (Less the south 66 ft. of the W1/2NW1/4)

Tract Two: W1/2SW1/4, the South 66 ft. of the W1/2NW1/4 Section 33, township 25N, Range 48 West of the 6th P. M., Box Butte County, Nebraska.

General Description: This land will offer you the opportunity to buy a nice farm with an established irrigation well, a Modern 3 Bedroom Home with 1,080 sq. ft., and a full basement. The home is supplied by a submersible well; however, it is not pit less. There is also a 40 x 40 Steel Building in the yard with large sliding door and walk in door. There are also other buildings in poor repair. We will sell the iron & implements on sale day with a 30 day right of removal. If the items are not removed at that time it will be the Buyer’s option to retain or allow removal of these items. All those items left on the premises will belong to the Buyer at Closing.

The land described as the south 66 feet of the west half of the northwest quarter is to allow access to the home on the existing drive way. As measured it should not interfere with the Buyer of Tract One to put in a circle for irrigation. However the tree row on the north side of the house yard will be mainly on Tract One. The Mobile Home where Julia lives will be sold after the land is sold as well as the Propane Tank and Irrigation Pipe. These items are not included in the sale of the Real Estate.

Well Information: Registration #A-007567 filed 5/24/1955, 8 in., 181 ft. The Buyer shall transfer ownership after closing.

Farm Service Agency Information: 151.8 Cropland Acres; 5.6 Base Wheat Acres; 3.2 Base Oats Acres; 61.8 Base Corn Acres. Total projected annual payment $1,692.00.

Taxes: The 2002 Real Estate taxes are $1,691.57. Based on an Appraised value for taxes of approximately $142,500.00. The Buyer will be responsible for all of the 2003 Real Estate taxes on the NW 14. The W1/2 of the SW1/4 with the home site will be prorated to date of closing based on the most current year’s taxes and valuation. This amount will be credited to the Buyer of Tract Two and paid by the Buyer when they become due.

Minerals: The Seller is reserving none of the existing minerals. All available minerals go with the land. Land is not under current oil, gas or mineral lease.

Possession: The Buyer will have full possession of the Farm on closing.

Terms of Sale: The sale will be held in conjunction with the Sale of Farm Machinery on the 14 th of April, 2003. The Sale will be held at the main farm 2 miles west and 1/2 south of Alliance. The Land will sell at approximately 1:30 PM! The machinery sale will start at 10:30 AM!

The terms of the land will be Tract One $15,000.00 down and Tract Two $7,500 down on the day of sale upon being the successful bidder and signing the Purchase agreement, with the balance being due on or before May 14 th, 2003, on Tract One and May 28th, 2003 on Tract Two. The Unit will be offered as Tracts One & Two together, and will be sold in the manner which achieves the highest and best price. All financial arrangements must be made prior to the sale day as the land is not sold subject to obtaining a loan. The land will be sold with a Warranty Deed free & clear of all liens & encumbrances.
