Legal Description: Pt. of the E1/2 (west of the RR) and Pt. of the West 1/2 of Section 30, Township 26 North, Range 48 West of the 6th P.M., Box Butte County, Nebraska ( Exact Legal to be determined by  existing survey and Title Insurance.) The Title Insurance will except out the land sold to the Power Company for the Substation, the 5 acres parcel sold to the County and approximately 30 acres sold to the State for Highway.

Description:   TRACT ONE will be 207.5 Acres of Farmland plus the home and roads.  There is 118 acres of wheat planted on this tract for the 2005 harvest.  Nice older 1,407 sq. ft. home with 3-bedrooms, a second story which has a nice large room and dormer window and a partial basement. Farm Service Agency Information: The wheat base is 149.2 acres - 36 bushel yield -2004 payment of $2,374.00. There is a 13.0 acre oat base and the payment was $9.00.  The Buyer must assume and comply with the existing Farm Program. If the Tracts are sold separately, the base shall be divided by the FSA on a wheat base per crop acre basis.. The Buyer will receive all of the 2005 FAS payment.

Taxes: The 2004 Real Estate taxes were approximately $2,169.90 (paid by Seller).

Minerals: The Seller is reserving no minerals.

Crop Insurance: There is Crop Insurance in place on the farm at Farm Credit. The Crop Insurance is for a 60% guarantee on 125 acres with an approved yield of 32 Bu. at $3.50 per bushel.  The premium for the planted acres will be $216.00. If the tracts are sold separately, the premium will be prorated. The crop insurance premium is due on or before July 1. 2005. The Buyer MUST assume the Crop Insurance Premium.

Possession: The Buyer will have full possession on closing. The Buyer will receive all of the planted wheat for the 2005 crop year as well as the 2005 FSA Payment. 

Terms: The price to be determined at Auction at approximately 1:30 pm at the Farm on March 1, 2005.  Contact your local Lender now to make arrangements to buy! The sale of this property is not contingent upon loan approval. All financial arrangements must be made prior to the sale. The deposit required sale day will be $ 10,000.00 on Tract One and $4,000.00 on Tract Two. The Unit will require an earnest deposit of $14,000.00.  This will apply to the purchase price and the balance will be due at closing on or before April 1, 2005. The sale is subject to Seller confirmation; however it is the intention of the Seller to sell to the highest and best bidder. Arley and Millie have already secured a place in town! The Seller s will co-operate with a Buyer in using a 10-31 Tax-Deferred Exchange not to exceed intended closing.
