GENERAL DESCRIPTION: A good Dryland wheat farm in southeastern Kimball County. The land is in a wheat summer fallow rotation and has 478 acres of cropland with a wheat base of 239.2 acres.

There are 2 Grain Bins located on the north and south ends of the property. The Buyer will receive a 1/3 landlord’s share of the planted wheat and will have immediate possession of the stubble. The Buyer may also buy the Tenants share of the growing crop.

LOCATION:  from Kimball, Nebraska 10 miles south on Hwy. 71 to CR 12 then 6 miles east and 1 mile south. From Dix, Nebraska 11 miles south on CR 59 to CR 12 then 3 miles west and 1 mile south.

REAL ESTATE TAXES: The 2002 Real Estate Taxes were $1,219.82

MINERALS: The Buyer will receive the Sellers share of the minerals including those currently producing! . There is oil production however the Seller’s share is divided and the buyer will receive only their share due to  a prior reservation.

TERMS:  This land to be sold for cash and is not contingent upon loan approval.  All financial arrangements must be made prior to the auction.  A Deposit of $15,000.00 will be required day of sale upon being the successful Bidder and signing the Purchase Agreement.  The balance will be due on or before November 10, 2003 when possession will be given.
